Do I need insurance?

It is highly recommended owners obtain either landlord or short term letting insurance.

Do I need professional photos? Can I use photos taken on my phone?

AirBnB is highly visual. Potential guests will see photos first when viewing your listing. Photos are the key element to ‘selling’ your property. In our experience, the use of professional photos guarantees the best results.

Do I need to provide internet / WiFi?

The provision of guest access to internet/WiFi at your property is greatly beneficial to your listing and as such, it is recommended.

How do I protect my belongings from damage and theft?

AirBnB listings automatically include host insurance, to the value of $1M AUD Read more here. In addition to that Airbnb now also offers Host Protection Insurance Read more here.

Here at Manage my BnB, guests must provide a security deposit upon booking, which is only returned to them after a thorough property inspection.

Do I have to sign a lock-in contract with Manage my BnB?

Here at Manage my BnB, we value flexibility. We’re committed to managing our relationship with you and working as your property partners, without a lock-in contract. To end the relationship, all we need is 30 days’ notice, in writing, to our email hello@manage-my-bnb.com.au. Please note that upon cancellation, any bookings made under the management terms will forfeit the 20% fee.

Can I cancel bookings?

We do not accept booking cancellations. The key to success on AirBnB is reviews. We’re dedicated to achieving 5-star reviews for your property, to ensure maximum occupancy and maximum profit. Cancellation of bookings inevitably results in negative reviews which jeopardises future bookings. We partner with you to manage your calendar as seamlessly as possible to ensure no cancellations are necessary.

Who decides the price per night?

We partner with you when pricing your property. We recognise the importance of pricing properties correctly to ensure maximum occupancy – a property priced too high will attract a lower occupancy, meaning less profit in your pocket.

When the listing goes live, AirBnB provides price estimates based on similar properties in the same area, individual property amenities and the proximity of the property to local attractions, public transport and the like. In addition to this, we provide pricing advice, considering determinants such as location and pricing variations due to events, school holidays and seasons. Our daily management of your listing helps to monitor pricing and ensure we have correctly priced your property.

What if I don't get any bookings?

If you’re property doesn’t get any bookings, we can offer a potentially more suitable long-term rental management solution. We work with you to achieve the best outcome for you and your property.
